What is included in the fixed price?

Full advice

Your conveyancing lawyer will provide full advice and support prior to signing the sale and purchase agreement all the way through to settlement.  We don't charge per phone call or per 6 minute unit.

Sale and purchase agreement review

We will provide you with a full report on the sale and purchase agreement and any conditions it contains.  It is important to know what is in the sale and purchase agreement and how it may impact on your proposed property sale.

Arrange discharge of your mortgage

We contact your bank and arrange the discharge of your mortgage.  This includes removing the mortgage from the title at settlement and repaying the outstanding home loan amount to the bank.

Work with the purchaser's conveyancing lawyer on their conditions

We contact the purchaser's conveyancing lawyer to work through any conditions in the sale and purchase agreement. 

Complete Settlement

Prior to settlement we meet with you to sign all the necessary documents.  On the settlement day we work with your bank and the purchaser's conveyancing lawyer to receive the settlement funds and transfer the title.

Full post settlement report

Following settlement we will provide you will a full written report on settlement which will include a trust account statement showing the flow of settlement funds.

When should I get in touch with a conveyancing lawyer?

You should get in touch with your conveyancing lawyer as early as possible in the process.  We are more than happy to have a chat to you about your plans and give you advice on anything you should look out for.  Because we have fixed prices you don't have to worry about being charged for each phone call.  We can tell you things to look out for when you are planning to sell your property and we can review a sale and purchase agreement before you sign to ensure you are protected.

What's a disbursement?

A disbursement is something that your conveyancing lawyer pays for on your behalf.  The most common examples during a residential property purchase are Land Information New Zealand search and registration fees.  A title or instrument search costs $6 while the registration cost for a transfer or mortgage is $90.  These are the same costs charged by LINZ and we don't add any margin to them.  Your particular transaction will determine the number and type of disbursements however the minimum for a standard property sale with a mortgage will be a couple title searches and registration of the discharge of mortgage, so all up $102.  It may be more if we have to search extra interests noted on the title or register any other instruments.

I am selling and buying property on the same day

No problem at all.  Our conveyancing lawyer can help you to make sure the day goes as smoothly as possible.  We recommend that you get in touch with us as early as possible so that we can review the two sale and purchase agreements to ensure they align.  On the settlement day we receive the settlement funds from your sale and then immediately transfer them over to your purchase.  You need to keep in mind that we can't settle your purchase until your sale has been completed, so there can be a delay if the purchaser of your property doesn't complete settlement early in the day.  We will do everything we can prior to settlement to ensure that doesn't happen.

What type of things make a transaction non-standard?

Our fixed prices for residential conveyancing are for standard transactions only.  Some things won't be included in a standard transaction are:

  • When the vendor of the property is a company or trust.

  • Complicated finance or lending arrangements such as repayments to multiple places or a non major NZ bank lender.

  • Extensive negotiations or disputes around the transaction.

We always try to ensure that clients are aware of what the costs will be.  Get in touch with us to confirm if your transaction will be considered standard and if not what the extra cost will be.  If during the course of a transaction something changes and there will be additional charges we will let you know as soon as we are aware.​
